FINDING HOMES NOT CURRENTLY ON THE MARKET
Most home buyers are shown properties that are listed in the Multiple Listing Service (MLS) even if they are listed by another real estate firm. Some will refuse to show properties that are “Entry Only” listings. And even fewer real estate agents will show properties that are For Sale by Owner.
An Exclusive Buyer’s Agent (EBA) will show you all of the above and in addition will show you properties that are not even on the market.
How would an EBA ever find properties that are not on the market? Well one approach would be to have your EBA search for and locate property listings that have expired. This takes some additional work, but can pay off well for the home buyer.
A less known and more labor intensive way is for an EBA to solicit home owners with property that is appealing to the buyer but has not been offered for sale. For example, a buyer has a specific home style and location in mind and asks the EBA to help them find such a property.
This works particularly well when a buyer is trying to find a home in a certain condominium complex. The EBA makes contact with all of the owners and invites them to consider selling to the EBA’s buyer-client. But it can be done for single family homes as well.
We had buyers who wanted to buy a home within walking distance to rail service to Boston. When all other possibilities were exhausted, our EBA went door-to-door in such neighborhoods and found several possible purchase opportunities for our buyer.
Similarly, contact can be made with personal letters to owners of homes that appeal to the buyer. This is a service above and beyond what is typical of most buyer agents but is something that could be contracted with your EBA.
