DON'T FORGET ABOUT EXPIRED LISTINGS
In a slow or declining market homes stay on the market longer and sellers can become frustrated that their homes aren’t selling. If a house did not sell during the listing period, it is referred to as an “Expired Listing”. The listing is now off the market, and the seller is wondering what to do. “Where did I go wrong?” Was it my choice of agent? Was it my price? Was it something about my house? Was it the neighborhood? Was it a combination of all of these?
Whatever the reasons, this is a golden opportunity for a Buyer's Agent to find a pearl for their buyer. Nobody is approaching the owners to sell their home. Real Estate Agents are all trying to get them to re-list with them.
Sometimes we can catch the owner during a withdrawal period to make repairs, etc.
I know of home buyers who were having a difficult time finding a home to buy asked their agent about a listing they saw months before when they first started looking. The listing hadn't sold. There had been an accepted offer, but it fell apart over inspections issues.
The listing was off the market while the sellers completed repairs. The buyers' agent contacted the listing agent who said the sellers were planning to re-market the house when the repairs were complete. The buyers made an offer before the listing went back on the market. It was accepted and the transaction closed.
