Exclusive Listings
Home buyers quickly learn that the real estate industry has their own vocabulary and things aren't always as they seem. For example, ever wonder just what is meant by the term 'exclusive' on the For Sale yard signs on homes for sale?
Many home buyers mistakenly believe that they must contact the Listing Agent to make an appointment to see the home. Listing Agents are not going to complain about that misinterpretation -- they end up collecting the "double dip" commission. The 'exclusive' rider on the sign just means that the Listing Agent has a contractual agreement with the seller that guarantees the payment of the commission to the listing broker. It does not prohibit other agents from bringing buyers to the property and collecting a cooperating fee.
The down side to this advertising ploy is that some home buyers don't realize that they can use a Buyer's Broker (who will represent their best interests) to see the home and make an offer.
